From a list of addresses to a compliant book
The whole point of the service is that you never project-manage any of it. Here is the full pipeline, from the first email to the evidence pack.
Sign the data agreement
Before you send a single address, we sign the one-page agreement: non-solicitation of your landlords, all comms through you, no sharing, deletion on request. Read it here.
Send the property list
Addresses and postcodes are enough — a spreadsheet export from your management system is perfect. Tenancy-end dates make the schedule sharper, but we can start without them.
The free assessment
We pull every certificate from the public EPC register and classify each property: compliant (C or above), fails 2030 (D or E), breaches today's floor (F or G), or no valid certificate. Where an address has multiple certificates — common in converted buildings — we flag it for your confirmation rather than guess.
The forward void schedule
Every non-compliant property mapped to its tenancy-end date: which property voids when, what it likely needs, and the sequence that gets the whole portfolio to C before 1 October 2030. Branded as yours, ready to put in front of landlords.
You route what you choose
Nothing is automatic. Property by property, you decide what to instruct. A survey firms up the quote where needed; the survey fee is credited against the works. Referral fees on routed works are agreed in writing.
Works, timed to the void
The Always There team delivers inside the void window — insulation, heating, glazing, whatever the property needs to reach C — so the landlord loses no rent and you field no tenant complaints.
Independent EPC + evidence pack
The post-works EPC is always carried out by an independent assessor — we never certify our own work. You get the evidence pack: before/after certificates, works record, and the new EPC, filed and ready for any future challenge.
